Northern Virginia Real Estate: What Improvements Should Never Be Done For A Home Sale?

If I have plans to resell my home in the future, I would want to know what improvements I should never do that would cost me more money, effort and time and you should too! 

A seller may have great intentions for these improvements but it may not add value to your home. The buyer or the market may see it differently. 

Six years ago, I bought a home with solar panels on the exterior on the roof. The owners who sold it to me wanted to recoup the investment they put into the solar panels.

As a buyer, it did not make sense to pay extra for the home for a feature that I was not interested in.

Not too long ago, I had a seller client who installed solar panels, geothermal, and the Tesla plug-in which was great for the environment. However, we weren’t able to sell his house for a dime more than the neighbours' house that DID NOT DO any of those improvements.

These are things you would want to consider before doing any unnecessary home improvements especially if your purpose is for a future home sale. You would then be spending less and earning more. 

Another item that does not add value to a home in Northern Virginia is a swimming pool! 

If you want a swimming pool, do it! Buy a home with a swimming pool or install one if you have the land to do so. I will be installing a swimming pool in my home probably next year. That's my intention but I'm not doing it to resell my home, I’m doing it to enjoy it.

Investments have to be planned out on what you want to do with it in the future. Before buying a home, you must know what your plans are, then you can have a clearer path on how to go about it and I am happy to help enlighten on how you can go about that.
