Where are the best places to invest in Northern Virginia?
Most people and investors that approach me and ask me,
"Where are the pockets in Northern Virginia for a good investment deal?"
Here are some tips that I would want to share with you in finding suitable investment deals in that area:
For a home in Northern Virginia, the prices are at a level that is much higher than what you can get in rent, but if you are looking for appreciation, there are some pockets in Northern Virginia that you might want to consider. However, If you are looking for a buy and hold, there are 3 areas that we typically look at, here's a list below:
Colonial Beach, Maryland
Winchester, Virginia
Stafford and Fredericksburg, Virginia
My personal favorite would be the Stafford and Fredericksburg, Virginia area, or even a little South because it's located between Richmond and D.C., so there's potential growth within both ends and more from the D.C. area of course. You are hitting both the South and North. There's nothing like hitting two birds with one stone.
Colonial Beach, the numbers make the most sense in regards to buying it for an X amount of money and then getting a percentage for rental return. Still, there is no opportunity for appreciation, and there is no logical reason why the homes would appreciate dramatically at all.
For Winchester, I like it a lot, and you can get good deals in the area, but the only challenge that I don't like is the location because it would solely have a growth on one sector which is D.C. and heading east into it and there are mountains on the other side.
Each of these areas has its pros and cons, and it would fall on what you are looking for and what your goals are and If you are considering investing in real estate, don’t hesitate to reach out.
