Home staging tips to attract buyers

Many sellers and even real estate agents think staging your home wastes money. With the number of buyers on the market, there will always be one who will take an interest in your home.

But most people don’t realize that staging their home can add perceived value and compel buyers to make a higher offer. The amount of money spent staging your home can give you direct ROI and maybe even more.

Here are some tips when it comes to home staging.

Remove Personal Items

We want it to be as decluttered as possible. Remember, less is more when you’re staging a home. We want to remove all personal items, including religious items, from the wall. Doing this allows people to add their personal touch when they imagine themselves living in the home, adding a personal affinity to your home.

Keep Military Items Up

The exception to personal items you should remove would be military gear. If you have decorations like a flag somewhere in your home, don’t take them off. Most people appreciate the military, and you won’t repel buyers by keeping them up.

Deep Clean

The biggest mistake sellers often need to correct is maintaining the home to their level of cleanliness. People have different ideas of what clean means. It’s better to clean your house deeply to make sure it looks good even to the most meticulous potential buyer.

Enhance curb appeal

First impressions matter, so make sure the exterior of your home looks inviting. Trim the lawn, prune bushes, plant flowers, and consider a fresh coat of paint if needed. Make the entryway welcoming with a clean and attractive front door.

Emulate Model Homes for Builders

Visit a model home for one of the new home builders. You’ll get an idea of how to best stage your home with the current design trends that attract buyers.

Why It’s Important to Stage Your Home

Sellers often ask: Logically, can’t people see past what’s in the house and imagine it can look like the picture-perfect homes they see in magazines or IKEA catalogs?

The answer is yes; it is possible logically. However, logic makes you think, and emotion makes you act.

What we want to do is for potential buyers to have an emotional appeal to your home.

If a husband and wife see your staged home, they can feel like it could be theirs. They can envision their family in that home better instead of your family.
