The 5 Worst Home Upgrades đŸ˜± You Can Make Before Selling

So, ready to sell your home?

To get your property ready for sale, parts of your home need to be repaired. Renovation is one of the options to sell your property at top dollar.

There are a lot of things to consider.

So, if you're in the market to sell a home, this video will be a good resource for you. Please WATCH this.

Through the years I've seen selling homes, I've seen a lot of sellers do exciting things to get the property ready for sale. And there are times when sellers overdo their home improvement, causing them to overspend but not get a return on investment. 

I'm not talking about what you should or should not do – I'm talking about what you should and should not do to sell it for the most amount of profit.

The five things that I've seen sellers do that you probably should not do:

Over-the-top improvement

I've got a property that we sold a few years ago. It was a property with a gold-plated entrance on the exterior door in front of the door, and they had these Greek columns that led up to it.

It was an over-the-top improvement that did not appeal to the community that they were in. We did sell that property, but they did not get their return on the investment.

Home office improvements

It's better to market the home with an extra bedroom rather than an extra office or whatever the case may be. 

If you're thinking about putting in embedded bookshelves or desks or that type of stuff, saving your money and making it into a bedroom would be a much better deal.

Swimming pools

I love a swimming pool, but in Northern Virginia, it's not going to get your return on the dollar. Unless you live in a scorching climate like Arizona or Florida, where it's familiar, it will not get your ROI.; it will be detrimental to you because we don't have the weather where people are looking for swimming pools.

New roofing 

Logic makes you think, and emotion makes you act.

I never had a buyer fall in love with a roof. 😁 

What we want to do is we want to appeal to the emotion of a buyer when we're selling your home. So, okay, if the roof certainly needs to be repaired, then go ahead but just replacing it for the sake of replacing is probably NOT a good investment.

Specialized places

I've got a listing where they have a basement, and there's a crawl space below the basements. They finished the crawlspace to have a place for their firearms.

Now, that's a highly unique, specialized place.

If that's something that you're looking for yourself, then it is excellent! But if you're looking to improve the value of your home, probably not so much.

So, those are the 5 things NOT to do.

On the other hand, the 3 things that are going to give you the most significant return on your investment:
✅ Kitchen
✅ Bathroom
✅ Curb Appeal
