I want to share with you these surefire strategies that I've employed to identify investment opportunities so you can use them to your advantage this 2022 effectively!
My name is Dan Rochon. I've been a Real Estate Agent in the Northern Virginia area since 2007. I'm also a full-time investor.
There are three different things to be able to say "hey, is this an opportunity for a real estate investment."
First, identify if a property is in distress.
That's easy enough to figure out because you're going to see overgrown grass, you're going to see envelopes, maybe mail on the front stoop, or perhaps broken windows - that type of thing - deferred maintenance.
The second thing that I look for is the time they've owned the property.
The reason why that's important is if they've owned it for a long period is that they've probably had a great deal of equity in it. And I do that by taking a look at the public tax records.
The third thing that I do when I'm identifying a potential acquisition - Motivation.
When I have a conversation with the homeowner and when they have a reason, a motivation to sell, then that's going to be likely to be a deal.
So, just a quick recap, the three things again are:
Distress
The time that they've owned it
Motivation
So, when you find those three things, then that's most likely going to be a possibility for a real estate investment deal.
