Buying a home, especially if it's your first time, is gruesome. You'll feel many emotions, and it will be unsettling.
In this post, you'll learn the steps to buying a home and how to avoid the mistakes that most other buyers often make.
Hiring an Unfit Real Estate Agent
Not all agents are created equal. Even if someone has a real estate license, they can still perform at a low level.
It's just like in anybody else's workplace. There's that slacker that sits in the corner and doesn't have the competency required to be able to perform. Some real estate agents are similar to that.
So even if someone is a real estate agent or broker doesn't necessarily mean they're the best fit for you.
What Makes a Good Agent for You
Go back into finding the right real estate agent. You should make sure that somebody has acknowledged your situation, has the desire to help as an experienced and expert professional, and is going to put your interests first and always.
Not Knowing Being Prepared of the Challenges Ahead
At the same time, a great agent should also be able to guide you to prevent the predictable problems of the future. The reality of real estate sales transactions is that there's almost no transaction that does not have challenges.
They almost all have challenges. An agent can first help you with staying out of harm's way and transactional problems.
You may only be aware of that sometimes because things are going on behind the scenes that the agent is negotiating with the seller. It means they're making sure that the title company is doing their job, the lender is doing their job, and the home inspector is doing their job and facilitating all those moving parts.
Not Doing a Background Check on Your Real Estate Agent
The easiest thing to do is just Google. Google your real estate agent and find out what's available online about them.
It's also okay to ask your agent for reviews and testimonials from clients they've helped with. You can talk with them if they're willing to share their experience with the agent you're looking to hire.
Answering Questions About Family
Agents will not be able to ask you questions about your family. If it's an important detail, you must offer them information because families are protected class by the Fair Housing laws.
Listening more to the agent's questions during the interview would be best. Take note of what they're asking you and if they make sense.
The Process of Hiring an Agent
Technically, you're hiring the broker. But what the agent does, in the beginning, is start asking you questions. They should first gain rapport with you so they can actively listen to you.
They need to truly understand your needs, goals, motivation, means, and timeline. What's your current situation, if you're renting or not, when your lease ends or when you're eyeing to move, etc.?
Mostly when somebody buys a home, something else often happens in their world that aligns with why they're buying.
Expanding your family
Marriage coming up
Divorce
Taking in an aging parent
Need more room or space
It will be more stressful, especially if it's your first home. You will feel anxious, scared, and uncertain about this whole process. The good news is that it's all normal. And a good agent is going to be able to accommodate that fear.
