I've seen some interesting things people have done to their homes before selling, hoping to scale up their value.

But here's the thing!

It's one thing to get home upgrades done to make you happy and enjoy your home, but upgrades that help sell your home faster are another.

You might think they could be the same, but often, they're not.

In this post, I'll tell you what upgrades you should NOT do because they won't increase your home's value.

Over-the-top improvements

Cosmetic upgrades may seem beautiful but not crucial to your potential buyer. Improvements solely for aesthetic purposes won't shoot up the home value and probably would limit the type of buyers your house would appeal to.

Home office improvements

Home offices may benefit many people, but it's not a common non-negotiable for the typical buyer. You may benefit more from the sale when you turn that office into an extra bedroom.

Swimming pools

Some markets favor homes with a swimming pool as more buyers in that market prefer to have one. Meanwhile, in other markets, having a swimming pool doesn't affect the home value.

Selling a house in the DMV, or more specifically, Northern Virginia, adding a swimming pool is optional for most buyers. It's not typically a factor in the buying decision, so you must look at the market before adding it as an upgrade.

Roofing

No buyer views a house and says, "I'm so in love with the roof!" The roof may need a repair, but it's not worth it to shell out the most for a new roof, only for the buyers to find something during the inspection.

Specialized Places

An extra cubby space in the basement for firearms is most likely an unimportant feature for most buyers in any market. Significantly niche features like that will appeal to a limited pool of buyers. It restricts your buyers to a fixed type.
