Don’t overlook these two areas of your home when preparing to sell it on the market. It just might make all the difference in your sale.

When selling your home, there are certain attractive points that buyers will look for. There are also factors that buyers will take little interest in or, worse, that will drive them away.  

Recently, a client of mine expressed her desire to put her home on the market and was curious about what it would take to get her home sold.

That conversation inspires this question: What can a seller do to catch a buyer’s eye in the housing market?  

Particularly, there are two areas of the home that buyers will be most interested in, and the first is the kitchen. It almost goes without saying that buyers will expect you to have an updated kitchen with granite countertops, stainless steel, and a modern look.

In most parts of Northern Virginia, it’ll be in your interest as a seller to have an updated bathroom as well.

If you have a swimming pool, how you market your home should be based on seasonality. In other words, consider listing your home during the warmer months of the year. Buyers will see the immediate value of a pool and you’ll get the best ROI for your buck. Otherwise, it won’t be much of a draw for those on the market.
