Northern Virginia Real Estate: What are the Best Real Estate Deals in Northern Virginia?
I’ve been investing in real estate in Northern Virginia, Maryland, and Washington, DC since around the early 2000s. What I’ve learned throughout my career and throughout my personal experience in investing in real estate there are a couple of things that if you are considering in investing in real estate that you’re going to need;
MONEY
CREDIT
Now, there are some times when you’re able to find a really good deal, and not have the money & the credit. So, that’s gonna be a different type of investing than creating wealth. That’s gonna be creating CASHFLOW.
And, if you found a deal right now, and say it was a really a distressed seller and there’s an opportunity to do some refurnished on that property and then resell it, we call that UPLIFT.
You could certainly introduce that property to somebody, like myself and I’d be willing to pay you some good amount, yet, that’s a LOT of work. In most of these fields that you’re gonna come across is not actually deals.
If you are actually interested to develop wealth in real estate, the methodology is BUY a good property right now, get it to CASHFLOW, and hold on for it for the rest of the time.
The only exception is perhaps you could SELL it in 10-15 years and refinance it and then take the equity out of it and then re-invest it to the next property.
My advice is that once you have it as an ASSET, hang on to it and only sell it to buy another asset.

FIX AND FLIP = CASH FLOW
BUY AND HOLD = WEALTH
